Preventive maintenance: what is worth doing

Appliance maintenance is oversold and underdone at the same time. Oversold, because a good deal of what is marketed as a tune-up is a visual once-over that prevents nothing. Underdone, because the handful of tasks that genuinely prevent failures, such as clearing a dryer vent or replacing ageing washer hoses, are the ones nobody gets around to. This page separates the two, and states plainly what a technician visit can and cannot prevent.

Maintenance that prevents real failures

  • Dryer venting. Whirlpool's guidance is that the vent from the dryer to outdoors must be cleaned every one to two years, or sooner when drying slows. A lint-packed or crushed duct is the most common cause of long dry times and dryers that shut off on their thermal limits, and it is a fire hazard. This is the single highest-value maintenance task in a home.
  • Washer inlet hoses. Whirlpool's installation instructions say to replace them every 5 years to reduce the risk of hose failure. A hose that bursts while you are out runs at full mains pressure.
  • Refrigerator condenser coils. Whirlpool says routine cleaning is not typically needed in a normal home, but households with pets, heavy kitchen traffic or construction dust should inspect and clean every 3 to 6 months. Dirty coils make the compressor run hotter and longer.
  • Dishwasher filter and spray arms. Bosch recommends cleaning the filter and checking the spray arms every few months. A blocked filter is behind a large share of "not cleaning" and "not draining" calls.
  • Range anti-tip bracket. Not maintenance so much as a one-time check: pull the range gently from the rear; GE says it should not tip more than 4 in if the bracket is engaged. Ranges get pulled out for cleaning and pushed back off the bracket.

Maintenance that is not worth paying for

  • A "full inspection" of a sealed refrigeration system. There is nothing to service inside a sealed system without opening it, and nobody should open a working one.
  • Annual replacement of parts that have not failed, such as belts, igniters or pumps, on the theory that they might. Modern parts do not have a service interval; they are replaced on failure or on evidence of wear.
  • Descaling in Ottawa's central supply. The City states its central drinking water is about 30 mg/L total hardness, which it describes as very soft, so limescale in dishwashers and kettles is rare on municipal water. Ottawa's municipal well systems are much harder, and hardness in Gatineau varies by sector; the city publishes water-quality reports by sector, and your technician can test the supply at the appliance.
  • "Recalibration" of an electric oven that is heating and holding within a normal swing. Ovens cycle around their set point by design.

What a technician maintenance visit can and can't prevent

A visit can find a vent that is half blocked, a hose that is bulging, a drain pump strainer full of debris, a door gasket that no longer seals, a dryer drum belt that is glazing, or a fridge that is running far more than it should. It cannot predict a control board that will fail next month, a compressor that will lose refrigerant, or a bearing that is quiet today. Anyone who tells you a tune-up prevents those is selling something.

What RepairWell may offer

[MAINTENANCE SERVICE TO BE CONFIRMED BY OWNER: whether a scheduled maintenance visit is offered, what it includes (for example dryer vent cleaning to the exterior hood, hose replacement, coil cleaning, dishwasher filter and drain check, gasket and door check), whether it is offered to property managers on a per-unit basis, and how it is priced.] Whatever is confirmed, the written record is the same one-page form we use for diagnostics: what was checked, what was found, what we recommend and what we do not.

Do it yourself, safely

Most of the high-value tasks above are homeowner-safe and are set out step by step in the appliance care guides: lint screens and the vent hood, the dishwasher filter, the fridge coils with the power off, and door gaskets. Leave the gas valve, the electrical terminals and anything behind a sealed panel alone; those are technician tasks.

Questions

How often should a dryer vent be cleaned?

Whirlpool's guidance says every one to two years, or as needed when drying performance drops. Long runs, several elbows and households with pets or heavy laundry loads sit at the short end.

Is an annual appliance tune-up worth it?

For a dryer vent, washer hoses and a fridge with pets in the house, the individual tasks are worth doing. A generic annual tune-up that only looks at the appliances is not. Pay for the tasks, not the label.

Does soft Ottawa water mean I never need to descale?

On the central municipal supply, which the City says is about 30 mg/L and very soft, scale is rarely an issue. Homes on Ottawa's municipal wells, on private wells, and Gatineau addresses should check their own water report; well water in the region is much harder.

Can maintenance extend the life of my appliance?

It can prevent the failures that come from neglect, such as burnt-out dryer heaters from blocked vents and pump failures from debris. It does not change the design life of electronics or sealed systems, and we will not claim a number of years.
